Neats Court is located on the Isle of Sheppey, mid way between Sittingbourne and Sheerness town centres. The site is prominently located adjacent to the A249 trunk road, the main traffic route running through the island.

LXB Retail Properties plc obtained planning consent in January 2012 for a mixed-use development comprising a 55,000 sq ft foodstore (which has been pre-let to Morrisons), 40,000 sq ft of retail warehousing and a drive-thru restaurant unit together with 80,000 sq ft of light industrial space. A S106 agreement has been signed and it is anticipated that construction will start on site for the first phase (Morrison’s and KFC) in Spring 2012.

In December 2010, contracts were exchanged on a subject to planning basis with The Crown Estate to acquire the site for £4.127m. In March 2011, an Agreement for Lease was signed with Morrison's in respect of the foodstore element of the scheme.

Neat Court forms part of a wider regeneration programme being promoted by The Crown Estate and SEEDA known as the Queenborough and Rushenden Masterplan. The Crown and SEEDA's proposals will include up to 2,000 new homes, over one million sq ft of employment space, education, health / community uses and a new 180 berth marina.
